I don't know which would give you the best return, but do buy one that is already being lived in and rent it out, don't buy a vacant one to rent out. I've done that and no one is moving in.
You have to ge through the Spire first. When you get back, if you did the Red Harvest quest at the beginning of the game the farm will be desterted and you need to go behind the house to the grave of the farmer, where your dog will show you where to dig up the key. If you did the Cold Comfort Farmer quest, the farm will have expanded and thrived. If you take the Blind Date quest, you have to faind a date for the farmer's son. (The dude is gay, so go to Bowerstone and highlight guys and press the Y button to see what their orientation is. When you find a gay guy if he doesn't already like you you'll have to get him to like you). Then the farmer will leave and put the farm up for sale. You have to buy it and then search in the cabinets upstairs for the key.
If you mean the cellar in bright wood where Giles lives I think you gotta go to bandit camp that's nearby and dig it up from one of the graves or dig it up somewhere around Giles farm.

Get your spouse to follow you (which can be done by highlighting him/her, pushing the right button to get your expression wheel, going to 'social' and hitting the 'follow' expression), and interact with the property sign on the new house. (btw if you read the tips in the loading screens sometimes it will tell you these things)

Do what I did... I wanted to keep my red fiery eyes from the shadow dudes making me old but nooo! I go to the mage keep and buy it... and it says ther is a demon bed on the top of the keep so I did its quest and sadly after whooping the demon chest butt and getting out of the demon bed my character is no longer cool looking hes young and eyes are no longer glowing with fire... I cant figure out how to get my fiery eyes back but I guess this could help ppl who wanna be young...

If you are talking about the one near all of the old junk, you have to complete the graveyard keeper's quest (don't remember the name...something like love hurts...) and then buy the mansion that is in the cemetery. (after the game is beaten) Then you will recieve a key.

If you have to find a 'strumpet skirt/bodice' go to either bloodstone or a wandering trader in rookridge (i'd suggest bloodstone. It's faster). get a tart skirt/bodice. for a posh shirt/trousers, go to Fairfax gardens. For a yokel hat, go to oakfield and get a farmer's hat. For dreadlocks, go to bloodstone. for the muttonchop (and a handlebar moustache, depending on which game you're playing) go to Bowerstone market.
